Encumbrance Certificate (EC)
An EC is a record of all transactions related to a property. It should ideally be obtained for at least 30 years from the sub-registrar's office. A clear EC with no suspicious entries is the first sign of a clean title.
Title Deed Chain
Ensure the seller has a clear and unbroken chain of ownership going back several decades. Any missing link or unclear transfer should be investigated with a lawyer.
Layout Approval
Ask for the DTCP or BMRDA approval number and verify it on the respective government portal. Unapproved layouts can lead to legal issues and denial of bank loans.
Khata & Mutation Records
Check that the property is on A-Khata, not B-Khata. A-Khata properties are legally recognized by the BBMP and eligible for bank loans and building approvals.
Property Tax Receipts
Latest tax receipts should be in the seller's name. Unpaid taxes can become your liability after purchase.
