DTCP vs BMRDA Approved Plots: What's the Difference?

Aloka Team Mar 22, 2025 1 min read

When browsing plots in Bangalore, you will often come across terms like DTCP approved and BMRDA approved. Understanding the difference is crucial for making a sound investment decision.

What is DTCP Approval?

DTCP (Directorate of Town and Country Planning) approval is granted by the state government for layouts that meet specific town planning norms. These plots are typically smaller in size and located within the BBMP limits or adjacent areas.

What is BMRDA Approval?

BMRDA (Bangalore Metropolitan Region Development Authority) approval is for larger layouts outside BBMP limits. These are usually bigger plotted developments with wider roads and better infrastructure planning.

Which One is Better?

Both approvals are valid and recognized by banks for home loans. The choice depends on your budget and location preference. DTCP approved plots are closer to the city center, while BMRDA plots offer more space at lower prices in emerging areas.
